Financial Management and Accounting

Millenium Management is committed to providing optimum service, communication and accessibility to all homeowners/residents and association board members. 

 

We provide quarterly newsletters and include an article on “What To Do In Case Of An Emergency”, along with important phone numbers to have close by.  Throughout the year we send “Reminder” bulletins on various issues.

 

In communities with a large Spanish population, we provide Spanish translations in all written communications.

Communication

· Guide and assist the Board in the performance of its responsibilities

· Develop and maintain an annual operating calendar

· Respond to owner/resident inputs and correspondence

· Maintain association records and files

· Prepare Board meeting packages and attend meetings

· Identify potential association problems and recommend corrective action

· Prepare Rules and Regulations Booklet and prepare violation notices

· Orient new residents with Welcome Package

· Work with association attorney, auditor, all other contractors

· Act as municipality liaison

Association Management

Our basic contract includes the following services:

 

· Assisting the Board in preparing procurement specifications

· Drafting request for proposals (RFPs)

· Coordinating bid solicitations

· Recommending appropriate contract action by the board

· Supervising all routine association contracts

Contract  Management

Maintenance of association properties is a high priority to Millenium Management.  We will assist the BODs in developing maintenance and preventive-maintenance programs and implement and monitor their performance. We will assure the association’s properties are kept in compliance with laws, ordinances and board-approved standards by inspecting the common properties, equipment and other facilities on a regular basis.

Millenium Management offers assistance in areas of risk management, project planning, special assessments, reserve analysis and investments, to name a few.
